If you are considering making ANY exterior change, addition or alteration to your Villa you MUST apply for architectural approval
This would include (but not limited to) Roofs, Windows, Doors, Fences, Decks, Sidewalks, Gutters and any alterations such as enclosures of Lanai or Screen Rooms.
IF IN DOUBT – ASK.
Note: We would suggest obtaining a copy of your property survey before making major changes to decking/patio areas etc.

APPLYING FOR APPROVAL:
Apply for approval (from the HOA 3 person Committee) by completing the application form available in the EnumerateEngage portal (Details about account creation on Home Page) BEFORE you sign a contract for work.

INSPECTIONS: Vesta Management Company are now pro-active in maintenance supervision regarding inspections and follow up notices regarding infractions and the procedure for owners to rectivy any issues.
They are also responsible for communications regarding possible fine and/or other actions should owners fail to rectify any infractions.

This inspection is to insure that landscaping is not overgrown, weeds are controlled, dead plants removed, trees trimmed, etc.
The inspections will also note any painting that is needed or repairs required to dwelling, fences, or decks.
The Policy for imposing fines can be viewed on the HOA web page under Governing Documents and also on the Vesta community portal.

The following pages contain guidelines and specifications to aid the Architectural Committee in their efforts to keep our community beautiful, and maximize resale values of our homes.
It is an owners responsibility to ensure that any architectural changes meet current building codes and work is performed by a licensed contractor following standard permitting and inspection practices.
