In early 2026, the Board of Directors entered into a contract with Vesta Property Management Services to assist with several aspects of the day-to-day operations of the Belle Oak Villas Homeowners Association.

These services include:

  • Oversight of daily operations
  • Covenant enforcement (general rules and regulations)
  • Proactive maintenance supervision regarding architectural standards
  • Oversight of rental properties within the community

To that end, Vesta Property Management Services has created a resident portal, and we strongly recommend that ALL owners visit the link below to register and create an account.

The portal will give you access to many community documents, financial information, Board meeting minutes, and other resources. It will also place you on the email list to receive important community notices, including, for example, notifications of impending water shut-offs.

It is very important that you create your account to stay informed and receive community updates, notices, and other important information shared through the portal.

OWNERS WITH RENTAL PROPERTY

All rental applications must be submitted through Tenant Evaluation.

Visit Tenant Evaluation, create a new account, and use application code 15244 to begin the application process.

Please note; Fee increase July 2026 to $290 per quarter. If you make auto payments you must edit the schedule to the new amount.

Everything related to Architectural standards – Yes, we have to have rules.

Recycling Guidelines

From The City of Large Website
  • Plastics: Must be labeled #1-7, cleaned out, dry, and labels can stay on (no lids or caps!).
  • Metal: Aluminum, tin & steel including foil, food trays, and aerosol cans. Includes steel caps & lids, but no dirty trays or foil.
  • Glass: Colored bottles & jars that have been cleaned without lids or caps.
  • Cardboard: Uncoated cardboard boxes with wavy core flattened, no plastic liners or waxy coatings. Clean pizza boxes too.
  • Paper: Mixed papers including junk mail, magazines, and paperboard-like shoe boxes. No shredded, contaminated, waxy, or metallic paper.

No bags, clothes, styrofoam, or yard waste should go in your recycling cart.

PLEASE breakdown cardboard boxes instead of filling an entire blue bin with one box!!!

Two large ponds within the Belle Oak Villa community have suffered from erosion to the shoreline for many years. A decision was made early 2019 to explore methods of putting in place some kind of erosion protection.
