You must get approval BEFORE you sign a contract for work. If in doubt….Please ASK before proceeding with any work.

Replacement Window Specifications

  1. Window Frames Vinyl.
  2. Frame Colors White (Bronze on screen enclosures only)
  3. Glazing: Double or Triple pane insulated glass
  4. Wind Resistance: See Building Dept. Guidelines. Must meet Florida Hurricane standards.

Belle Oak Villas is located within the city limits of Largo, Florida, therefor, City Building Codes must be followed. Must obtain a Building Permit.

Colonial multi-pane windows were used during original construction and we will accept this style OR single section glass as shown.

Original kitchen windows used Colonial multi-pane in upper/lower portion. Some kitchen windows included upper arch. We will accept Colonial  style or single section glass or split as per example on the right.
Replacement windows must fit in the same aperture as existing.
If in doubt….ask.

Replacement Roof Specifications

Roof requirements as follows:
MUST be GAF Brand
• GAF Timberline HD (Weatheredwood)
• Fire Class A/Wind 130 MPH
Roof tie in MUST be used: V-Crimp expansion Joint Strip in bronze. See specifications below.
Gutters (if fitted) should be painted either white or Belle Oak Gray

Re-Modelling Notes
Any new roof replacement to an enclosed front lanai, whether it be flush or offset, or any remodel which would include roofing to enclose the front lanai, must be certain it is completely flush with the roof of the existing residence and covered with the same shingles. Owners must ensure that any re-model of this nature meets current building codes and is performed by a licensed contractor following standard permitting and inspection practices. An existing enclosed lanai, with a dropped shingle roof, must have shingles replaced with new.
 

Privacy Fencing/Decks
Note: Images below illustrate types of fencing, ALL fencing must be finished in Belle Oak Grey
Wood decks, if painted, shall remain painted Belle Oak Gray. Natural stained decks shall be maintained to present a clean appearance.
