Everything you need to know about making changes to your property

Any minor repair such as replacing deck boards, or fence panels or individual slats or any wood framing, etc. does not require a formal approval but the ACC should be notified and made aware of the work being done.

If you are considering making ANY OTHER exterior change, addition or alteration to your Villa you MUST contact the Architectural Committee before work is started on your villa.
This would include (but not limited to) Roofs, Windows, Doors, Fences, Decks, Sidewalks, Gutters and any alterations such as enclosures of Lanai or Screen Rooms.
IF IN DOUBT – ASK.
Note: We would suggest obtaining a copy of your property survey before making major changes to decking/patio areas etc.

APPLYING FOR APPROVAL:
You must get approval by completing the  Architectural Change Request Form BEFORE you sign a contract for work.
The above is the EASIEST way to get the information to us but, if you prefer, we do offer a Printable version of the form.

INSPECTIONS:
The Architectural Committee inspects the exterior of each property at least once a year. This inspection is to insure that landscaping is not overgrown, weeds are controlled, dead plants removed, trees trimmed, etc.
The Architectural Committee will also note any painting that is needed or repairs needed on dwelling, fences, or decks.

It is an owners responsibility to ensure that any architectural changes meet current building codes and work is performed by a licensed contractor following standard permitting and inspection practices.
